What is the Montis Fund and how does it work?

Montis is a revolving real estate investment fund dedicated to acquiring properties within Alpine Lodges developments, operated as 5-star serviced residences by Alpine Resorts. With a minimum investment of €100,000 and a target annualised IRR of over 10%, the fund combines rental income with potential capital appreciation upon resale.

Properties are acquired, operated and then resold at the end of a 4- to 5-year cycle. At the end of each cycle, investors may choose to exit or reinvest in new Alpine Lodges developments, with no automatic rollover.

The financing structure is based on a 50% equity and 50% senior bank debt split, providing leverage on the acquired assets.

An additional tax lever: the French Article 150-0 B ter regime

Montis operates within the framework of the contribution-to-sale regime provided for under Article 150-0 B ter of the French General Tax Code. Subject to compliance with the applicable legal requirements, this mechanism allows for the deferral of tax on a capital gain arising from the sale of securities when the proceeds are reinvested in an eligible investment.

A formal tax ruling has been obtained, confirming the eligibility of the Montis structure under this regime.
